Five-year elemental replacement framework – kitchens, bathrooms and heating
Housing & Care 21 is a not-for-profit, leading national provider of retirement housing and care services for older people of modest means. Housing & Care 21 manages over 20,000 properties, providing over 41,000 hours of social care each week.
In 2017, J Tomlinson was appointed on a five-year elemental heating and bathroom replacement framework with Housing & Care 21, which is due to expire in 2022. The framework covers both East and West Midlands, and has so far seen J Tomlinson working across schemes in Loughborough, Worcestershire and Hucknall, Nottinghamshire.
The first scheme completed as part of the framework entailed the replacement of baths with walk-in showers within 37 tenant properties and three communal areas at Worcester-based sheltered housing development, Dennis Potter Court. Following successful completion of this two-month project, J Tomlinson was asked to undertake additional projects on behalf of Housing & Care 21.
We enjoy a collaborative relationship with Housing & Care 21, with both teams meeting at least twice a week on site to discuss the progress of works and other upcoming projects. We work closely with Housing & Care to support their commitment to ‘providing a modern and 21st century service, sharing ideas designed to help and increase the number of age-appropriate properties in the UK.
Throughout each project, J Tomlinson takes the time to meet residents on an individual basis. Some of the resident-focused initiatives and activities J Tomlinson has been involved since the framework commenced include raffles and coffee mornings designed to bring people together and promote inclusion.
Prior to work commencing, residents are provided with colour options for their living areas, as well as a selection of physical aids including shower seats, grab rails and low-level toilets. Jointly branded surveys are issued to residents upon completion of each scheme to gauge satisfaction levels. J Tomlinson’s service has been commended by residents and scheme managers, praising the politeness and high-quality workmanship of our team.

RESIDENT ENGAGEMENT – by organising group activities such as raffles and coffee mornings during projects, we have helped promote inclusion and well-being amongst Housing & Care 21 residents. Our site manager goes above and beyond to enhance resident satisfaction, and has used his artistic skills to produce stunning portraits of residents’ pets, which are then presented as a keepsake
