Job Title Contract Manager


Objectives / Purpose of Role
To be responsible for a number of contracts from tender handover to final completion and ensuring projects are adequately resourced to be managed safely, whilst maximising efficiency and profitability.

To take responsibility for and co-ordinate a team of operational, commercial and customer liaison staff to perform as One Team and deliver to JTL and Client expectations.

To understand, implement and adhere all company policies and procedures, including but not limited to the company Health and Safety policy, and ensure all employees reporting to you do the same.

Specific Responsibilities
·         Lead and manage high-performance teams through the application of good people management principles and practices

·         Comply with all company policies and procedures and ensure that they are followed by all personnel involved in the schemes under their control

·         To take ownership of all aspects of each project under their control from estimating handover through to completion of the Defects Liability Period

·         Provide project direction, focus and consistency across a number of schemes

·         Ensure staff has received or are due to receive adequate training to carry out their role on the project.

·         Assess exposure to the business for any claims from clients/consultants and clients and ensure the relevant corrective action is taken

·         Preparation and management of the Construction Phase Health and Safety Plan

·         Preparation and management of the contract programme including Target Programmes

·         Ensure that a Materials and Contractor Procurement schedule are in place to suit the proposed Target/Construction Programme

·         Supervision and responsibility of the Project and Site Managers, including, but not limited to, the following areas;

·         Health and safety management including information for the Health and Safety File

·         Quality Control

·         Resource allocation and control (in liaison with the Commercial team)

·         Liaison with the client and contract administrator on both a formal and informal basis

·         Application for all licenses, permits etc and ensuring they are in place prior to work beginning

·         Ensuring that the site is set up and maintained to the highest standards

·         Appointment of contractors in line with Procurement Schedule (in conjunction with QS)

·         Co-ordination with sub-contractors

·         Attendance, preparation, and reporting for all meetings in relation to the project

·         To have a clear understanding of the way the job is priced to enable us to take full benefit of any opportunities for variations, change is specification or scope of works to maximise profit

·         To make regular site visits (minimum of one per week) to inspect the job. During these visits the following must be checked:-

·         Undertake the monthly HS02 on each site

·         Check and sign the Contracts Managers, Site Managers weekly check list

·         Ensure that all inspections are carried out (scaffold inspection, hoist etc)

·         Ensure that all necessary permits are completed

·         Walk the work and carry out spot inspections.

  • Business and Commercial FocusYou maintain your industry knowledge and how other companies operate to remain competitive in your service. You recognise opportunities for growth within your finances, services, processes, delivery etc. that will grow the business and drive them forward

 People Management

  • Onboarding – You understand and maintain your headcount budgets and know the labour market for your roles. You have a streamlined and consistent approach to recruitment and onboarding across all roles, with set objectives and buddies set up for new starters
  • Employee Development and Compliance – You manage your teams’ compliance and ensure an environment for employee growth across all roles. You identify and nurture future talent and ensure Apprentices have robust development programmes in line with their learning needs
  • Leadership and Management – You create an environment for your team open to development, change, harmony and buzz. You are aware of how your team operate well together and play to their strengths and manage any issues to resolution before they grow bigger


  • Owning the Role – You know what is expected of you and take accountability for your actions, you display the Values and Behaviours and adhere to the One Team Wheel in all aspects of work. You take responsibility for your own physical and mental wellbeing and strive to be the best you can be in the role
  • Self-Development – You actively seek to develop your leadership and management capabilities and encourage your team to be experts in their area, giving them autonomy within their role
Applicant Requirements
·         HNC / NVQ3 in Building Services or individual trade discipline (E)

·         Management qualification (e.g. ILM Level 5) (D)

·         Full UK driving licence (E)
