Project Background
Precious Homes is a leading, independent provider of innovative support services and assisted living to young people and adults with complex needs.
J Tomlinson was appointed by Precious Homes to transform the former Nethercrest Residential Home in Dudley into a state-of-the-art living complex containing 24 assisted-living properties featuring residential, support and communal spaces. Works took place across two existing buildings, with J Tomlinson managing refurbishment, fit-out, extension and re-building works.
The completed project would create a tiered supported living services, providing bespoke, accessible accommodation for people with autism, learning disabilities and physical disabilities.
J Tomlinson Solution
J Tomlinson worked across both buildings simultaneously, creating personal, communal and staff areas, including self-contained flats, laundry rooms, communal WCs, staff rooms and a cafeteria. As well as re-building the conservatory to the rear of building 1, we also undertook extension works to the main entrance and office space across building 2 (now Goldcrest Court), including construction of an orangery.
Electric Vehicle charging points were installed in the parking area to accommodate green vehicle use.
Considerate Constructors
The scheme’s location in the middle of a residential area saw J Tomlinson liaising with the wider community throughout the works to ensure minimal disruption to neighbouring homes and businesses. This was achieved via letter-drops and personal visits, daily toolbox talks administered on site, as well as the implementation of dust and noise minimisation techniques.
Resident-Centric Design
We adhered to specialist designs developed by the client in partnership with Golden Lane Housing to provide a safe, homely and accessible environment for occupants, whilst encouraging independence. This included the installation of wet rooms, hand-rails and additional personal spaces, as well as access/egress ramps to mitigate steps where possible. In addition, we worked with the client to fit worktops and hobs that raise and lower to accommodate unique needs, with rounded corners on kitchen and bathroom units to reduce the risk of injury.
Close, regular liaison with the project team throughout the scheme ensured we were able to accommodate client-led programme and design changes as they arose.
As well as introducing LED lighting throughout the scheme, J Tomlinson procured and installed and double-insulated windows and doors, helping to future-proof the building and maximise comfort levels for residents, staff and visitors.
Sustainable Waste Management
We were proud to achieve a total recycling rate of 96% throughout this project, with less than 4% of waste diverted to landfill. This was achieved via sustainable procurement, efficient waste segregation techniques and close engagement with our supply chain partners and the wider project team.
