A1 Housing Bassetlaw Ltd is the ALMO of Bassetlaw District Councils housing stock. A1 Housing manages a housing stock of around 7,000 properties.
Located on Hundred Acre Lane in Worksop, Nottinghamshire, A1 Housing are currently working towards the Governments Decent Homes programme. To help achieve this, the J Tomlinson Repairs and Maintenance team were successful in securing the planned void property repair works to bring homes up to this rentable standard.
Successfully appointed by A1 Housing in 2014, J Tomlinson was contracted to provide the voids repair service to bring homes back up to rentable and decent homes standard.
Every year on the contract we bring circa 600 void properties back in line with this standard. The scope of works ranges from day to day void property repairs, electrical installation and repair works, including property rewires, co-location with customer A1 Housing, planned kitchens and bathroom replacements, other associated property repairs, renewals and replacements ranging from heating and gas, property cleaning and rubbish removal, doors and windows, landscaping and gardening. To support this, J Tomlinson has built on an established supply chain in the area to support delivery of the contract enabling best value, high standards of health and safety and a high utilisation of local suppliers.
Working closely with A1 Housing, the partnership enables the effective opening up and handover of properties with close and regular communication. It is with this that we also help welcome residents to their new property providing useful information, guidelines and provide an array of essential items that customers will need, helping reduce the stress associated with moving home.
Although ongoing, the contract remains in line with current KPI targets and on programme for the delivery of decent and rentable homes for A1 Housing.
Adding Value – as part of our commitment to the local community we have so far employed one apprentice joiner and supported six work experience placements in partnership with the local college on the contract. We successfully segregate and recycle waste, and donate disability aids left in properties to the British Red Cross. When appropriate, we also use A1 Housing’s ‘Branching Out’ gardening works team on properties, an initiative run by A1 for ex-offenders.
Co-location with the client – our dedicated project team of 20 directly employed staff are located at A1 Housing’s head office in Worksop. The shared environment provides many benefits; including an improved service, allocation of work, shared resources and assets, joint problem solving, and sharing of best practice.
Premier Resident Liaison – as part of the opening up process of new properties and to welcome new residents, alongside A1 Housing, we provide a resident ‘Welcome Bucket’ which includes helpful information about energy saving; gas servicing in your property, a DIY general property repairs handbook; tips for home maintenance and cleaning and an asbestos awareness booklet. We also provide some cleaning and new home essentials for the residents upon moving in.
